Introduction

Pauline has a wealth of experience in commercial property, including hotels, offices and other asset classes.

With more than 25 years' experience across all investment real estate asset classes – office, retail, logistics, hotels, living (including student accommodation and build-to-rent) and healthcare, Pauline Tan is known for her commercial and solutions-driven approach.

As a senior partner who heads the real estate team, Pauline acts for major investors, managers and developers in the Australian real estate market. She advises on all aspects of real estate transactions, including complex structured investments, direct investments (through the sale or disposal of the asset or shares in the company holding the asset) and indirect investments (through an investment vehicle, joint venture or fund investment).

Pauline has significant experience within the hotels market and industry, having advised major developers, owners, operators and joint venture partners in the Australian market. Her in-depth knowledge of the industry is complemented by her time in Hong Kong and Brussels advising on the development and operation of hotels, including resorts and various forms of mixed-use developments in Asia and EMEA (Europe, Middle East and Africa).

Pauline has been recognized as a "Leading Individual" by Real Estate – Chambers Asia-Pacific since 2018 with a current Band 3 ranking, as a "Recommended Individual" in Property & Real Estate (NSW) – Doyle's Guide since 2017, and as a "Recommended Individual" in Real Estate – Legal 500 Asia Pacific since 2016. She has also previously been recognized in Euromoney Asia Women in Business Law and Acritas Stars.

Pauline plays an active role in the property investment industry and holds a key position on the Property Council of Australia's Hotels Committee, being responsible for driving hotel and tourism policy advocacy, educational and professional development, and networking within the industry.


  • APG | 2024 | Advised in relation to their $1.2 billion Rent2Live joint venture with Scape, a student accommodation provider in Australia, on their newest venture.
  • Sumitomo Forestry Australia Pty Ltd | 2024 | Advised on the establishment of a Japanese joint venture unit trust (Japanese JV) to invest 45% in a build-to-rent project at 50 Quay Street, Brisbane, together with the Cedpac and other institutional investors (who will own the other 55%).
  • A major Australian developer | 2024 | Advised the developer, alongside PEP and Tasman Capital Partners, on its acquisition of Serenitas Group, for a total consideration of A$1.01bn.
  • A large diversified real estate group | Advised on the divestment of three logistics assets across Queensland. The divestment aligns with the proactive asset management strategy to improve the quality of the portfolio and optimise returns for unit holders.
  • One of Asia's largest real estate companies | Advised on:
    • The acquisition of 50% of Greenwood Plaza and 101-103 Miller Street, North Sydney (NSW); and
    • The acquisition of three commercial office buildings at 1-5 Thomas Holt Drive, Macquarie Park (NSW).
  • Savills Investment | Advised on:
    • The acquisition of an office tower at 241A O'Riordan Street, Mascot (NSW) and at HQ South, Brisbane (QLD);
    • Their A$80m+ acquisition of a 75% interest in the Forest Lakes Shopping Centre in Western Australia; and
    • The joint venture arrangements with Elanor Investor Group for the acquisition of the Clifford Gardens Shopping Centre in Toowoomba (QLD) from Blackstone.
  • Various built-to-rent (BTR) investors | Advised on the establishment of platforms for joint venture investments into BTR assets across Australia and New Zealand. The investors and managers include APG, Hines, and various pension funds.
  • A major Australian developer | Advised on the replacement of trustee and manager of the A$7.7bn AMP Capital Wholesale Office Fund.
  • Hines | Advised on the establishment of a $1.5bn build-to-rent joint venture with Cadillac Fairview.
  • An Australian healthcare real estate owner, manager and developer | Advised/acted on:
    • The acquisition and leaseback of A$1.3bn of hospital assets as part of the A$4.5bn takeover; and
    • The establishment of a platform for the joint venture investment in healthcare assets, as well as the acquisition of assets into the joint venture.
