Introduction

Olivia is an experienced projects and real estate partner, working on some of Australia's largest and most-complex, mixed-use, infrastructure and real estate developments.

Olivia Lau has extensive experience in complex real estate transactions, landowner/stakeholder aspects in the delivery of infrastructure and PPP projects, as well as in urban renewal projects. Her areas of focus include complex leasing transactions, volumetric airspace subdivision, protection of rights through easements and covenants, mixed-use developments, and major transport projects.

Olivia has advised on many complex land and stratum subdivisions, the creation of easements and covenants for the protection of rail and road corridors, compulsory acquisitions of land, long-term licenses and leases for the construction and operation of public infrastructure and government-led property development.


 

  • Sydney Metro | Advising Sydney Metro on all property aspects, including the development and implementation of an acquisition strategy for each of the above-ground properties, preparation of contract deeds for sale, and the procurement of developers to deliver the over-station development integrated into the Metro stations at Martin Place, Victoria Cross, Pitt Street, Waterloo and Crows Nest (altogether comprising the development of 12 mixed-use towers above and adjacent to 5 Metro stations).
  • Transport for NSW | Advised on the A$2.1 billion Sydney Light Rail Project. Led all property transactions, including compulsory purchase, all tenure issues for construction and operational purposes, and negotiation of stakeholder agreements with landowners and government agencies.
  • Homes NSW | Advised on the redevelopment of Waterloo Estate, currently the largest social-housing development in the world, involving a 3-phase procurement process to appoint a master developer to transform the 20-hectare brownfield site into a mixed-use precinct, comprising 6,000 new homes and community parklands, with a third of the residential offering being new social and affordable housing.
  • Bradfield Development Authority | Advised on various procurement processes to engage private-sector developers to activate the new Bradfield City Centre, a 120-hectare site adjacent to the new Western Sydney Airport.
  • Infrastructure NSW | Advised on the development of Blackwattle Bay, an urban-renewal project that includes the relocation of the iconic Sydney Fish Market and transformation of the waterfront industrial and commercial precinct into a vibrant mixed-use precinct.
  • Sydney Metro | Advised on the unsolicited proposal for the delivery of the Martin Place Metro station and the over-station development of two commercial office towers and retail shopping centers.
  • Place Management NSW | Advised on the direct deal submitted by incumbent tenants on the redevelopment of the heritage-listed Campbell's Stores at Sydney Harbor.
  • Pariter Pty Ltd | Advised on the delivery of a retirement village at the Cumberland Golf Course Club.
