Joaquín Macias is a partner in our real estate practice, advising funds, financial entities and companies in a wide range of real estate issues, such as sale and purchase agreements, forward sale and purchase agreements, real estate financing on finished assets, as well as financing linked with development situations, corporate lease agreements (including offices, hotel, shopping center's and logistic warehouses), commercialization agreements, and construction and project management agreements.

Joaquín is also a lecturer at ESCP Business School, teaching Real Estate & Tax Law, and plays a prominent role in Ashurst Perkins Coie’s Diversity, Inclusion & Opportunity strategy with a focus on well-being and mental health initiatives.

  • Henderson Park | Lead Partner | 2023-present | We have advised HP on deals including complex, high-value institutional assets — shopping center's, hotels, office buildings, and student housing — our advice spanning acquisitions, leasing, JV structuring, financing, and divestments. Some of the most relevant transactions are (i) firstly, the acquisition of the shopping centerIslazul in Madrid (one of the biggest center's in Madrid) from its owner Nuveen through a share deal structure consisting of acquiring the shares of the company Islazul Holdco which in turn owned two companies, the ultimate owners of the properties comprising the shopping center, and later the sale, through a share deal, of that same asset to Castellana Properties SOCIMI; (ii) the transfer of 100% share capital of Tamana Servicios Empresariales, owner of the office building “Los Cubos” in Madrid; (iii) the sale of the shares of Vershire Invest, holding the real estate complex located at Carrer Cristobal de Moura 196 in Barcelona; (iv) the ongoing general advice with respect to the Hotel Aloft project.
  • Aviva Investors | Lead Partner | 2022- present | We have provided this long-standing client with comprehensive, multidisciplinary advice — spanning real estate, zoning, tax, financing and corporate matters — centered on their build-to-rent (BTR) strategy in partnership with Layetana. The BTR portfolio has been built through several acquisitions across Spain, structured as both direct developments and forward purchases. A distinctive feature of the engagement is its focus on ESG aspects, including the pioneering use of green leases for the commercialization of residential units in the Spanish market. The work has consistently involved complex deal structures and challenging regulatory issues, such as zoning approvals, land-use conversions under recent regional legislation, and BREEAM Excellent sustainability certification.
  • Lighthouse Properties | Lead Partner | 2024- present | We advised on the acquisition and financing of "Salera" shopping center in Castellon from DWS Grundbesitz GmbH; "Espai Gironés" shopping center in Girona (Cataluña); "Espacio Mediterráneo" shopping center in Cartagena (Murcia), and later the hypermarket unit withing said center; and "Alcalá Magna" shopping center in Alcalá de Henares (Madrid).
  • Round Hill Capital | Lead Partner | 2023- present | We have advised RH on deals concerning alternative living investments (student residences), residential acquisitions from listed developers like Neinor Homes, distressed hotel assets, and sophisticated plot sales with mixed asset/share deal structures. Some of the most relevant transactions are (i) the acquisition and financing of several residential developments for build-to-rent purposes in Parla (Madrid); (ii) the acquisition and financing through a share deal of two companies owning two assets in Guadalajara and Sevilla, respectively; and (iii) the sale of several plots of land in Marbella for the development of high standing housing.
  • August Collection | Lead Partner | 2022-present | We have advised on the real estate, urban planning and tax matters related to the purchase of numerous residential assets devoted to second homeownership of August Collection's members in Spain.
  • ECE Group | Lead Partner | 2025 | We advised the client on the legal and tax structuring of their first investment in Spain, the acquisition of a plot of land in Cornellá, Barcelona, later to be developed into a residential scheme comprising 125 apartments.
  • La Française REM | 2022-2025 | We advised on the acquisition of a logistic warehouse in Cambre (La Coruña), leased to a major e-commerce operator on a long-term lease basis. We have helped the client with their first acquisition in Spain, by providing legal advice and guiding through all the process of due diligence and acquisition by first signing a private sale and purchase agreement and, once the warehouse was developed, executing the relevant sale and purchase deed.
